Lagging and crashing

Hi,

I'm using Windows 7. I downloaded the new NET Framework from windows. The game opens but it runs very slowly, when I try to enter a property, it crashes.
Help please. I'll buy a brand new computer if that will fix this lol. I'm desperate to play!

I can't seem to enter a property in game either, but the game runs fast for me. I also have Windows 7.
